Important Guidelines:
- Pre-Bind Reviews for Homeowners
- Proof of repairs for prior losses
- Proof of renovations to plumbing or electrical in last 10 years
- Inspection report from the last 12 months – or – photos of the interior and exterior of the home, roof, water heater, and electrical panel
- Common unacceptable risks include:
- Customers in mobile or log homes
- Customers with 1 or more prior losses
- Customers in a shared living situation without controlled room access (e.g.: shared dorm room, army barracks, nursing home)
- ‘Vicious breed, canine with a bite history or exotic pets
- Home-based businesses that create additional property damage or liability exposure
- Customers who have been declined, canceled or non-renewed
- EIFS, Dryvit and other synthetic stucco products
- Roofs must be in good condition and have at least 5-10 years life

- Roof coverings with more than one layer and/or asbestos shingles, T-lock shingles, Atlas Chalet shingles, rolled material, flat roofs, and wood shingles
- Dwellings without a thermostatically controlled gas, or electric central heating systems

- Homes with overhanging trees

- Properties with swimming pools, hot tubs, trampolines, skateboard ramps, or playground equipment in disrepair or without a fence or gate
- Secondary/Seasonal homes without monitored fire and burglar alarms, and automatic water shutoff devices
In home adult or child care facilities
- Properties with farming or ranching operations
- Home-based businesses that create additional property damage or liability exposure
- Homes ≥$1M in cov A without centrally monitored burglar and fire alarms
