Important Guidelines:

  • 100 % Replacement Cost Value (RCV) must be used as the Coverage “A” limit on all forms except the HO4 and HO8
    • For the HO8 policy form: 100% Actual Cash Value (ACV) may be used as the Coverage “A” limit when the Optional
  • Properties over 100 years must be written at ACV
  • For any roof types 25 (15 in Florida) years or older, the company may request proof of remaining useful life at the homeowner’s expense.
  • A four-point inspection must be provided for properties older than 40 years (except HO4, HO6, and HO8).
  • The following risks are unacceptable:
    • Commercial Property
    • Properties for which coverage is either below the minimum limits or above the maximum limits are shown in the respective section of the Rate/Rule Manual.
    • Properties that have been condemned due to condition, properties located in a condemned area, or properties in an area scheduled to be condemned due to urban renewal or highway construction.
    • Property in Disrepair / Existing Damage / Builders Risk
    • Properties (dwellings) located on a farm, ranch, orchard, or grove; or where farming activities or ranching operations take place.
    • Manufactured Homes, Mobile Homes, Trailer Homes, or House Trailers
      • Exception: Modular construction is subject to underwriting review before binding.
    • Buildings or structures that are homemade rebuilt, or remodeled without required building permits.
      • Exception: If approved by the local government building or zoning department and a certificate of occupancy has been issued and is submitted with the unbound application.
    • Unusual Construction
      • Properties that cannot be accurately valued using an RCE (e.g., dome homes, tree houses, etc.).
    • Vacant or Unoccupied Property
    • Short Term Rentals
      • Properties rented on a less than annual basis, properties rented on multiple lease agreements within one year, or properties where home-sharing host activities take place.
    • Property Constructed Over Water or Sand
      • Any structure where a portion of the foundation or support for the dwelling is constructed on or over water; or on pilings driven into or concrete slabs poured onto sandy beach; or on river banks or surfaces in areas susceptible to erosion.
        • Exception: Properties built over sand are subject to underwriting review before binding. 
      • Open Foundation
      • Properties with an open foundation (stilts, piers, pilings, etc.) are ineligible for coverage under HO3 or HO5
    • Properties located in a protection class 10; or c. Log Homes located in a protection class 1X – 8X, 1Y – 8Y, 8B, 9 or 10. 25. 
    • Excessive or Unusual Liability 
      • Exposure Properties with excessive or unusual liability exposure, including but not limited to abandoned vehicles or appliances, treehouses, or unprotected swimming pools and spas. 
    • Any property with existing or prior sinkhole damage. Any applicant with an existing or prior sinkhole loss.
