Carrier Market:

  • Vacant Structure Insurance:
      • Residential dwellings that are completely vacant
      • All protection classes when a fire station is located within six miles
      • Structures undergoing repairs, remodeling or renovations at 15% or less than the total completed value or purchase price
      • Structures must have a value of at least $25 per square foot
      • Mobile homes anchored or on a permanent foundation
      • Individual condominiums or townhouse units
      • No more than two losses in the past three years
  • Builders Risk:
    • Residential structures with values up to $10 million.
    • Builders must have two years of experience unless otherwise qualified. 
    • Policy may be issued in the name of the homeowner if the builder qualifies.
    • Carrier will insure structures during the course of construction provided the property and builder meet their eligibility guidelines. 
    • Banks are not eligible insureds; however, they can be added as an additional insured. Properties owned by banks are not eligible for coverage unless coverage is written in the builder's name. That said, actual bank buildings being built or renovated for a bank are eligible operations for coverage during the course of renovation or construction.




  • Remodelers Insurance
    • Remodelers insurance may be written for contractors, owners who act as investors and owners who purchased the structure for primary residence
    • Two years of experience as a remodeler or as an acting general contractor overseeing a remodeling project is required
    • Improvements or renovation must represent 20% or more of the existing structure value in order for existing structure coverage to be included
    • All policies are issued on a single structure basis
    • Occupancy is allowed if the structure is occupied by the owner, who is qualified and performing the renovations
    • Non-coastal structures up to 75 years old and coastal structures not more than 40 years old are eligible
    • Existing structure coverage is on an actual cash value basis
    • If 60 consecutive days pass with no work performed to the structure, coverage can be denied or limited

 

Premises Liability

  • Residential and commercial property owners undergoing new construction or remodeling projects are eligible to apply

 

Rental Dwelling

  • Well-maintained one to four family unit dwellings (including their detached structures) occupied by tenants only
  • No more than two losses in the past three years
  • Continuous insurance coverage for the past three years
  • Row homes
  • Condominium or co-op units
  • Manufactured/Mobile homes – provided they are fixed to permanent foundations, skirted and are not movable

Important Guidelines:

The following risks are unacceptable for Vacant Structure Insurance:

  • If the property has certain hazards like ponds, lakes, swimming pools, hot tubs, swing sets or trampolines, the home may not qualify. 
  • Property limits over $5 million

Builder’s Risk Guidelines:

  • Structures with total estimated completed value greater than $1 million located in protection class 9 and 10 require prior approval 
  • Any fire site with total limits at risk exceeding $3 million requires prior underwriting approval for all structures within that fire site (includes all covered buildings located within 100 feet of each other).
  • Construction cannot be more than 30 percent complete at time of the policy’s effective date without underwriting approval. 
  • Coverage on property located within 1,000 feet of tidal water or on a barrier island cannot be eligible for wind coverage. The states that provide the wind and hail pools are Florida, Georgia, Mississippi, North Carolina, and South Carolina.

Remodelers Insurance Guidelines:

  • Non-coastal structures more than 75 years old and coastal structures more than 40 years old
  • Structural changes
  • Fire restoration properties
  • Historical structures; if the project is required to work or comply to historical society requirements, the risk is ineligible
  • Values greater than $1 million located in protection classes 9 or 10
  • Values greater than $1.5 million located in protection classes 1 through 8

The following risks are unacceptable for Premise Liability Coverage:

  • Contractors or contracting companies that do not legally own the premises
  • Occupied properties – property must be vacant
  • Residential land in excess of 5 acres; commercial land in excess of 10 acres
  • Properties with more than four units on its premises
  • Coverage is excluded for swimming pools, ponds, lakes, trampolines and swing sets in most states
  • Fuel tanks or property formerly containing underground fuel tanks
  • Pollution exposures of any kind
  • Property with any business or farming conducted on premises

The following risks are unacceptable for Rental Dwelling Coverage:

  • Detached structures with respect to garages and larger storage sheds which can be rented to tenants provided they are not used for any commercial purposes (a separate limit is required for these structures)
